Rising on the skyline of Espoo, Keilaniemi Portti is far more than just an office building. It is an architecturally unique project that, once completed, will be among the tallest timber-based office buildings in Europe.

The 15-storey building reaches a height of 57 meters and has a gross floor area of 29,629 m². In addition to office spaces, Keilaniemi Portti will include a conference center and auditorium, a restaurant, sauna facilities, a rooftop terrace, and an underground parking garage.

A skillfully designed hybrid structure

According to Antti Pekkala, Project Manager responsible for structural engineering at Ramboll, the architecturally striking project was both a challenge and a source of inspiration from a structural design perspective.

“This has been a technically exceptional project in many ways. At the same time, it has provided an opportunity to create something new. Projects like this will lead to solutions that will certainly support future timber construction projects as well,” says Pekkala.

Built on a narrow plot close to the sea, the building features a hybrid structural system aimed at optimizing the overall solution rather than relying on a single material. Timber columns are connected to DELTABEAM® Green Composite Beams, which in turn support CLT slabs. A structural concrete topping is cast on top of the slabs. Thanks to the use of steel beams, the floor-to-floor height could be minimized—one of the key selection criteria for the structure.

Steel also played a crucial role in achieving both the ambitious architectural vision and cost-efficient execution. The building’s curved forms were made possible by factory-installed curved casting trays integrated into the beams. In addition, façade support anchor rails were integrated into the outer beams at Peikko’s factory, making installation faster and smoother on site.

Solution-oriented collaboration and reliable deliveries throughout the project

Peikko was selected as the beam supplier not only for cost-efficiency reasons, but also because of its willingness to develop solutions collaboratively with the designers. Peikko’s experts actively participated in the project development phase, working closely with the design team to identify effective solutions that met both structural and logistical requirements.

“Collaboration between the project partners worked exceptionally well, both during the design phase and throughout construction. Challenges were solved quickly, together, and in a positive spirit,” praises Jaakko Kinossalo, Regional Manager at Jatke.

Peikko supplied approximately 600 DELTABEAM® Green Composite Beams to the project (a total length of 3.7 km), along with beam-to-column connections and other complementary steel structures. The load-bearing frame has a fire resistance class of R120, which the DELTABEAM® Green Composite Beams achieve without the need for additional fire protection.

Targeting BREEAM Excellent certification

Sustainability guided the design from the very early stages of the project—from material choices and adaptability to lifecycle management of the building. Tekla-based 3D modelling enabled smooth coordination between different design disciplines and contractors, making the dimensioning and installation of DELTABEAM® Green Composite Beams, among other elements, transparent and efficient.

“In a hybrid project like this, precise scheduling requires model-based design. And when collaboration works this well, even ambitious execution becomes possible,” Pekkala notes.

One of the project’s goals is to achieve a BREEAM Excellent environmental certification. This is supported by the extensive use of timber, beams manufactured from over 90% recycled steel, and recycled aluminum used in the façade.

The structural frame has now been completed, and construction is progressing according to plan. Completion is expected in August 2026, when tenants will be able to move into the impressive new premises.
